Policies

CANCELLATION POLICIES

   For all NEW bookings starting January 4th, 2023 there will be a (1) night deposit plus a 3% convenience fee required to book. 

          Bookings made before the above date will be subject to our old cancellation policy of 1 nights rent for less 
          than 7 days notice of cancellation. 

          Bookings dates can be changed without penalty at the 21 days or more before their arrival date. Changing booking dates
          less than 21 days prior to your arrival will count as a cancellation of the original booking and subject to the fees below.

RV Sites/ Elec Tent Sites

- Cancelling at any time more than 7 days or more before arrival will result in a $25.00 cancellation fee. 
- Cancelling 7 days or less prior to your arrival time will result in you forfeiting your entire deposit. 
- Cancellation fees will be applied to each reservation that you cancel.

Cabins/Houses/Lodges

- Cancelling at any time at least 21 days or more prior to your arrival date will result in a $25 fee.
- Cancelling 8 - 21 days prior to your arrival time will result in a $100 fee.
- Cancelling 7 days or less prior to your arrival date will result in forfeiting your entire deposit amount. 
- Cancellation fees will be applied to each reservation that you cancel.
 

RENTAL POLICIES

In the event of contract violation or Damage to the Cabin Property or Contents, We reserve the right to charge the credit card on file for any damage to the cabin or its contents or any contract violation this includes but not limited to Pet fees, Smoking violation fees, excessive cleaning fees, damage to linens or missing items and/or contents.

Hot tub covers will be inspected after each rental. Damages to any cover will result in a $250.00 charge.

Guests assume full responsibility for damages, excessive cleaning charges or missing items from chalets due to negligence.

  • Minimum Stay is two nights on weekends.
     
  • Check-In Time is 3 PM, however sometimes you may be able to get in earlier. Our cabins are usually available for check-in by 3 PM; however, during peak times, there may be a slight delay and your patience is appreciated
     
  • Check-Out Time is 11 AM; however, additional days may be available. Please call our office if extensions of check-out time or length of stay are desired.
     
  • Pets. Call to Inquire.
     
  • Smoking Policy. Please--No smoking in the cabins. A fee of $50.00 will be charged if a guest is found in violation.
     
  • Guest Responsibilities. Guests assume full responsibility for damages, excessive cleaning charges or missing items from chalets due to negligence.

     
  • Refunds for Early Departure. No refunds for early departure for any reason including weather conditions, as we have reserved these days for your enjoyment.

     
  • Late Arrival. If you plan on arriving after our businesses hours you must pay for your entire rental in full via credit card by phone
     

  • Cabin Cleaning Fee's Effective January 1st 2022

    1 BR Cabins - $35 Dollars

    2 BR Cabins - $45 Dollars

    3 BR Cabins - $55 Dollars

    4 BR Cabins - $65 Dollars 

    RV Sites must be paid on the Monday before your rental when we call to confirm your arrival. If we are unable to reach you by Wednesday, then your RV site reservation will be canceled and given to someone else.

    MAINTENANCE ISSUES:If a maintenance problem occurs during your stay or if you have questions when you arrive at your cabin or site, notify the office immediately.  Every attempt will be made to resolve the problem. No refunds or discounts will be given if you have not given us the chance to fix the problem. Likewise, refunds or discounts will not be given for problems beyond our control such as public utilities, satellite signals, cable service, hot tubs, septic tanks, well water, appliances or heating & air conditioning, and due to acts of God.

     

    HOT TUBS:Hot tubs are serviced and sanitized prior to each reservation. There are certain health risks associated with using the hot tub. Pregnant women, guests with certain medical conditions, heart conditions, high blood pressure, diabetes and children should not use the hot tub. Please shower prior to getting into the hot tub, as bacteria on your body can transfer into the hot tub, especially if you are muddy. There are certain risks associated with the use of hot tubs and it is up to the registered guest to notify his or her party of these risks.

    Also, some body lotions, perfumes, etc. mixed with the chemicals could cause a rash. Do not wear jewelry in the hot tub. Please shower after getting out of the hot tub. Use of bubble bath, shampoos and bath oil in the outdoor hot tubs is strictly prohibited. Please do not sit or stand on the hot tub cover. They are made of foam and will break. You will be charged a minimum of $250 for any damage to the cover. Upon departure, if any foreign items such as, but not limited to, food, alcohol, beer cans, bath products, etc. are found in the hot tub, you will be charged a minimum $100.00 cleaning fee. We do not refund for malfunctioning hot tubs.

    Rates: Rates do periodically change - usually at the beginning of a new year. Because you've made a reservation does not mean that your rate is not locked in as some people book years in advance. Notice of rate changes will be posted well in advance before they happen.
